Dave, a lot of the stuff in the garage was already planned for before I decided to sell the house. It was not that much extra work to complete it as I had originally intended. Frankly, I did a lot of it because I feel like I need all the help I can get. My house has the "hole in the wall" to overcome. It's going to be a tough sell.

Well I just received an e-mail from a potential buyer from my website. Seeing how I don't have a sign or fliers out yet, that's pretty amazing!

This damn keyboard TV is pretty cool isn't it?

Thanks! It doesn't look quite as nice in real life. In fact, a few things like my fence and yard are pathetic. I learned quickly on ebay that putting extra effort into the photos is time well spent.

I got a call today from the MLS listing that went up Tuesday. I was afraid with today's market I might have it priced too high. But I'm beginning to think I have it on the low side. The agent that called for a client, commented several times that I had great price. As long as it sells fairly quick, I'm ok with that!

Phil, are you already living someplace else, or do you just not have any belongings? The house looks REALLY empty (which will be very handy for moving, of course)!

I don't remember if you said - why are you moving? Looks like a very nice place.

I moved into the house from a 2 bedroom apartment 4 years ago. I gave away about half of what little furniture I had before the move. Since then, I spent all my time and money on the HT. The HT recliners and a dining room set were the only furniture I bought while living here. The dining room set was way too big to fit wherever I'm going to move, so I sold it to my neighbor's brother. What I did have a lot of, and the house was full of, was ebay inventory. Two bedrooms were full of shelves and ebay stuff, the living and dining room were full of Barco PJs, drum sets and tubas at one point. The PJs were sold and most of the ebay stuff was either sold, now in storage, or in the garage.

So yes, the house is almost empty. Buying furniture was last on my to-do list, which if I was staying, I'd be ready to do. Sad Well, I'd need to buy carpet first, then furniture.

Buried deep in this thread somewhere, I discussed my interest in buying a pawn shop. I have a lot of equity in the house that I need to free up for a pawn shop purchase. That's why I'm selling. Also, business is not as good as it used to be. While I can still afford the house, I need to reduce my bills, just in case things take a turn for the worse.

I've been divorced and single for so long (20 years) that I forget that things such as having no furniture and having a house full of junk are weird. Mr. Green Well, at least I was aware enough that I spent a considerable amount of time and effort getting all that sh*t out of the house. It's truly amazing how much "stuff" I own. Shocked

I was a pretty bad pack rat before, and now I have two kids almost the same age as yours, Kal. OMG. It's totally out of hand. Between my gadget/toy/ebay/craigslist addiction and my wife's kids' clothes/toys/her shoes/bags, etc. we're drowning in it. It's such a huge job, I don't even know where to start. I'm not even sure if I took a month or two off work whether there would be time to get rid of it all. I'm honestly not sure what to do. I don't want to trash/donate ALL of it because there's some good 'stuff' in there... But, it's gotten pretty out of hand and I need to do something because my basement is almost useless. I'd like to start finishing the rest of the basement (outside HT), but I can't because there's too much sh*t everywhere.

Any creative ideas?

Actually I'm not a pack rat. I use to be one. A really bad one. As a kid I became one. But when I got into buying and selling out of an apartment, being a pack rat was no longer possible. I simply didn't have the room. Now I'm somewhat obsessed with being the opposite of a pack rat. If I don't see a near future need for something, I get rid of it.

When I bought this house, all of the sudden I had lots of room. But I didn't revert back to my old ways. Since buying the house I've bought a lot of stuff I use to couldn't own, such as tools. I've bought quite a few. And I've acquired quite a lot of parts now, which is a blessing, because it use to be a problem. And a local music store chain went out of business and I bought a ton of stuff from them (the reason I now have a lot of parts).

So my house wasn't full of pack rat stuff. It was full of business inventory. Figuring out what needs to be here and what I can put into storage has been quite a headache. I spent a couple of hours last night going thru instrument mouthpieces (I have hundreds), trying to figure what I can get by without.

Oh, and I do have a little bit of pack rat stuff. I did back slide a little. Embarassed I'll get rid of it when I have time to deal with it.

Take 300 hours off and clean it all out. Rent a big assed dumpster too, the kind they use for consturction/demolition.
Alocate a storage area in your house. inventory what you put in there and make shelves to make it all easily accessable.

When the rooms are cleaned out, and the storage is filled. It's time to get rid of the rest.

You misunderstood me. I don't have a bunch of junk. Most of my stuff is musical instruments for sale, and parts for the instruments. It's all necessary stuff for my business to function, and I have to I have it.

Also, my house is almost empty. The garage is jammed full, but there's nothing I can do about that if I want to stay in business.

A key point that maybe some of you are missing is: I run a full time business out of my home. It has more business stuff in it than personal stuff. A LOT more business stuff. That's the reason I have so much stuff. Not because I'm a pack rat.
